Clients in Real Estate usually come from referrals. If as agents we are lucky enough and a buyer or seller walks “in our door” when we are at the office doing “floor time” that is beyond great! However this is the era of the big “Monster” Real Estate Marketing on the Internet! It’s amazing that a mere 13 years or so ago the Multiple Listing Service did not even offer Color Photographs of homes. Zillow, Truilla, Realtor.com were barely on the horizon. Actually Realtor.com was the king! Now Real Estate Marketing is Evolving! And any agent that is not evolving with it is not giving their clients the best exposure!

I am not stuck in time! On a Listing Presentation it is imperative to talk about Internet Presence. Yes, any agent can put their home on the Multiple Listing Service! Hurray they have 4 listings in the neighborhood but no one is buying them! Neighborhood Experts have gone “by the wayside”. He who casts “the widest net” wins! Great photographs of course start the process since that is what is going to be presented and seen all over the world! However, the real work should then begin! I am fanatical about getting my Listing Blogs on Google Placement. First Page. I have managed to learn enough about SEO to be dangerous. Yes, I use programs that help me achieve that placement but hey they work! I tell clients, the more exposure you have the quicker it’s going to reach that “one buyer”! I have been doing extensive research from Twitter, Facebook, online articles on the newest ideas for exposing a home. One thing that really makes sense is “touring the neighborhood”. Say for instance that a buyer is in New Jersey, or Argentina and for whatever reason someone has told him that he needs to live in Rancho Santa Fe (San Diego). They want large acreage and a great area and this is where they think they want to be. Of course knowing that 92067 is one of the most coveted zip codes in the country doesn’t hurt! So now we have the ability to have a virtual tour with the professional beautiful photographs of the house- done! We then take our camera and film a tour of the Rancho Santa Fe Village, the restaurants, the schools, the shops ,showing the exact location of the home. With a flip camera it can be edited and inserted into You Tube almost immediately. Yes, my background is Advertising and Marketing and I love this stuff! But why NOT have the experience of a TRUE FULL SERVICE AGENT. Real Estate Internet Marketing State of the art service!

Another new thing on the horizon is exploring the DRONE! Again, say the property you want SOLD is on the West Side of Rancho Santa Fe. This means nothing to the buyer in Argentina except when the Drone Images show the proximity to the Coastal part of Del Mar he suddenly realizes that not only is he getting the acreage that he wants, but it’s only minutes to one of the best beaches in San Diego, and the Wolrd Famous Del Mar Racetrack. What a fabulous way to expose the home! Plus you put into the Remarks of the Multiple Listing Service “see you tube for 1234 Main Street, Rancho Santa Fe” and that video goes out to the zillions of Real Estate Sites, Luxury Site and regular sites. I don’t know why I don’t rule the world? However my clients know that they are going to get the newest most exciting Marketing Ideas that are available! Watch OUT Bravo T.V.- my ideas are much better than just feeding Realtors. (not that I don’t do that)! Those shows are not Reality, let me show you what true reality can do!
